About Zona Hotelera de Cancún
The Zona Hotelera is the resort half of Cancún: a narrow strip of sand about 23 kilometres long, shaped like a figure 7, that separates the Caribbean from Laguna Nichupté. Before 1970 it was Isla Cancún, a near-empty barrier island with a coconut plantation; today it holds most of the city's big hotels, along with shopping malls, nightclubs, marinas and restaurants. Everything is addressed by kilometre along its single road, Boulevard Kukulcán, which runs from Km 0 near downtown to about Km 25 at the southern end near Punta Nizuc.
The short top arm of the 7 runs east from the mainland past beaches such as Playa Las Perlas and Playa Tortugas, which face the bay toward Isla Mujeres and are generally calmer. At Punta Cancún, the corner between Km 9 and Km 10, sits the party district with most of the clubs, Coco Bongo among them, and the malls. From there the long leg runs south along the open sea to Playa Delfines, where the surf is stronger. About 22 kilometres of beach are public by law, reached through marked access points between the hotels. The island is joined to the mainland by bridges at Km 4, Km 20 and the Nizuc end, and in May 2026 the 11.2-km Puente Vehicular Nichupté opened across the lagoon, linking the middle of the strip directly with the city and cutting rush-hour trips that could take close to an hour.
The zone is not only hotels. Near Km 16.5 the INAH's Museo Maya de Cancún shows finds from sites across Quintana Roo, and its grounds include the San Miguelito ruins. Further south, the El Rey archaeological zone preserves 47 structures of a Maya settlement. On the lagoon side, marinas run jet-boat and kayak tours into the mangroves. Sargassum seaweed can pile up on the open-sea beaches, usually from spring into autumn; 2026 brought the heaviest landings on record in Quintana Roo, though the north-facing beaches on the top of the 7 are often less affected.
